Do I Need a Realtor to Sell my House in Sheridan, WY?

In this crazy market right now with so much activity, so little supply, the question is asked all the time: "Do I really need a real estate agent? Can't I just put a sign up in my front yard and people are going to come?"

 

You know what? You're absolutely right. You could put out the worst classified ad in the world, the worst sign in your front yard, and people are going to come knocking.

 

But here's my quick answer: You're probably not going to net as much money. And that's really the reason why a real estate agent can help you. Still, you might say in return, "Well, I'm sure I'll get four or five people." Yeah, I bet you'll get more than that. But they might not even be qualified or able to pay the the price that you're asking. And also, are you leaving money on the table? Maybe you underpriced it. Or, maybe you overpriced it and it scares everybody away. You just don't know until you take a little information and figure out where's a good spot to price it.

 

Also, a realtor is able to do excellent marketing and do what we call a "launch." We get everything prepared. It's like a slingshot. We get everything staged, ready, have the price strategy, know where we're going to position it in the market, have all the professional photography--then it goes live. You get all the traffic from national websites all at the same time and it looks spectacular. Now, rather than the five or ten people looking at it, you have thousands of people, people that are ready, waiting, pre-qualified, have the means to be able to buy it.

 

With that in mind, you could see multiple offers, even, sometimes, more than the purchase price. And what I'm saying is, in that strategy, you are looking at a higher price. So if you're looking at whatever the commission structure is, an extra 2, 3, 5, 6%, you might be getting 10-15% more for the house.

 

So here's the thing. Can you sell your house on your own? Absolutely. But you might be leaving money on the table. So I hope you'll consider hiring a real estate agent who can launch the property on the market, get more offers, more exposure, and actually net more money. This is really the focus I hope you consider.
